About the Role This is a per-file, contract position supporting QM and Non-QM residential loans, with occasional investor and light commercial transactions. You’ll manage files from intake through clear-to-close, working closely with our loan officers, borrowers, and lender partners. Commercial experience is preferred, not required — strong QM/Non-QM fundamentals are most important. Responsibilities • Process QM and Non-QM loans from file intake to clear-to-close • Review and organize borrower documentation for accuracy and compliance • Analyze income for: • Self-employed borrowers • Bank statement programs • Rental income and DSCR loans • Manage conditions and maintain proactive communication with all parties • Coordinate with title, escrow, appraisal, and insurance providers • Maintain clean, organized loan files within the LOS • Assist with investor or light commercial files as needed, including: • LLC/entity documentation • Rent rolls and operating statements (T-12s) • Basic property-level financial review (guidance provided) Requirements Required • 3+ years of experience as a Loan Processor • Strong working knowledge of QM and Non-QM loan products • Experience processing: • Self-employed borrowers • LLC/entity borrowers • Non-traditional income scenarios • Ability to manage files independently and meet deadlines • Strong communication, organization, and follow-through Preferred • Experience with DSCR, investor, or light commercial loans • Broker-side processing experience • Familiarity with multiple lenders and varying guidelines Compensation • Per-file compensation, tiered by loan type and complexity • Consistent volume available for reliable processors • Opportunity for long-term contract work as ION continues to scale Why Work With ION • Broker-focused, not retail bureaucracy • Clear expectations and clean submissions • No micromanagement • Flexible workload — take files based on your capacity • Long-term partnership potential Job Type: Contract Pay: From $85,000.00 per year Work Location: Remote Apply tot his job
